Raleigh Area Aging Faster Than It Can Build Senior Housing
Triangle Senior Placement, an independent senior placement service based in the Raleigh area, today published a data analysis showing that demand for senior living in the Triangle is approaching record highs at the same time new senior housing construction has fallen to its lowest level since industry tracking began in 2006.
The analysis, available at triangleseniorplacement.com/insights/raleigh-senior-housing-supply-crisis/, draws on data from the North Carolina Department of Health and Human Services, the North Carolina Office of State Budget and Management, the U.S. Census Bureau, the National Investment Center for Seniors Housing and Care (NIC), the 2025 CareScout Cost of Care Survey, and the Alzheimer’s Association.
Key findings include:
- Raleigh’s population aged 65 and older grew 18.3 percent between 2020 and 2023, one of the largest increases of any metro area in the United States, and Wake County’s senior population is projected to more than double to roughly 319,000 by the early 2040s.
- National senior housing occupancy reached 89.5 percent in the first quarter of 2026, the highest level in 20 years of tracking, while inventory grew less than 1 percent in 2025, the lowest rate on record. NIC MAP projects a national shortfall of about 550,000 senior housing units by 2030.
- The median cost of assisted living in North Carolina is 74,400 dollars per year and declined 2 percent year over year, while a semi private nursing home room rose 10 percent to 116,800 dollars, widening the gap between the two to more than 42,000 dollars annually.
- An estimated 210,500 North Carolinians aged 65 and older are living with Alzheimer’s disease, supported by roughly 381,000 unpaid family caregivers, while the state had only 158 practicing geriatricians as of 2021.
“Families used to have time on their side. They could tour communities, compare options, and decide at their own pace,” said Natasha Singh, founder of Triangle Senior Placement. “That era is ending. The analysis notes that the first Baby Boomers turned 80 in 2026, the age at which the need for assisted living and memory care typically begins, and that construction pipelines take three to five years to deliver new communities, meaning the projected shortfall through 2030 is already set by what is being built today.
“The most surprising number in the data is the cost divergence,” Singh added. “Assisted living pricing in North Carolina held flat this year while nursing home costs jumped 10 percent. Families who wait for a crisis often lose the assisted living option entirely and land in the most expensive level of care by default. Placing at the right level of care, at the right time, is now a financial decision worth tens of thousands of dollars a year.”
